Klingenberggaten 7 will be transformed into a modern, environmentally leading office building designed to meet the highest standards for quality, flexibility and sustainability. Following a completed tender competition, Klingenberggaten 7 DA has selected AF as the contractor for the execution phase. The work will be carried out under a collaborative partnering model, and Insenti has been engaged as project manager for the client. Construction is scheduled to start in January 2027, provided that lease agreements have been signed.

“We have extensive experience from complex refurbishment projects with stringent requirements for both quality and environmental performance. During the collaborative phase, we will work with Klingenberggaten 7 DA and Insenti to develop sound and efficient solutions that ensure the client achieves its ambitions for the new office concept. We look forward to starting the collaborative phase,” says Birger Kristiansen, Director of AF Byggfornyelse.

The project comprises a complete internal and external refurbishment of the existing building, covering approximately 9,300 square metres, as well as a substantial extension of around 2,200 square metres. The refurbishment will involve demolition down to the load-bearing structure. The existing eighth and ninth floors will be removed, and new eighth to tenth floors will be established. In addition, a pavilion with a roof terrace and sea views will be built on the eleventh floor.

When completed in 2028/2029, Klingenberggaten 7 will stand as a modern, flexible and environmentally leading commercial building under the profile name SYV. The office section will be certified BREEAM-NOR Outstanding and achieve energy class A. Flexible spaces will make it easy to adapt the premises to future tenants.

“We are confident that AF Byggfornyelse is the right partner to realise the ambitious goals we have set for the project,” says Per Mortensen, Chair of the Board of Klingenberggaten 7 DA.

Klingenberggaten 7 has high ambitions for quality, environmental performance and project execution. This places significant demands on close collaboration between the client, project management, contractor and other consultants during the collaborative phase and onwards into execution. Insenti has managed the project on behalf of the client and has involved environmental expertise from the start.
