From vacant lot to project

AF Eiendom acquires plots of land that are developed into commercial or residential projects. Before the lots are cleared for purchase, their potential is reviewed. What can be built, how much can be built and what can we sell it for?

Analysis:
All that above-mentioned parameters will be systematised and reviewed in a thorough risk analysis based upon the zoning risk, the nature of the lot, the analysis of its possibilities, the market analysis, financial analysis with the associated sensitivity analysis, before any eventual decision concerning its acquisition takes place.

Partners in co-operation:
AF Eiendom has a tradition of co-operating with other contractors, clients and investors in the execution of a project. The co-operation may be tied to a contemplated acquisition of land or occur via the relevant co-operating partners being invited to participate in the development and execution of a project after the acquisition of the land has taken place.

Financing:
The projects are financed with the choice of financial institution being based upon competition between three to four participants. Execution models that we have developed ourselves for construction loans, etc. are utilised in this context.

Contractor - synergy
The projects will be carried out with separate contractors, which is something we regard as being very advantageous with respect to the proper establishment of pricing and the ability to execute within the framework set by the budget and governing laws and regulations.

Marketing department
Our marketing department also participates actively together with the selected project broker in the preparation of the requisite sales basis such as a prospectus, campaigns, etc. When the project is nearing completion, its role in connection with inspection and delivery is very central

The path to the goal:
The development of a project occurs in close co-operation with the relevant co-operating partners, the architect selected and the otherwise requisite consultative competence. Our marketing department participates quite actively in the work with optimising the design of the flats, surveying the needs of the market in the area concerned and particularly in setting the prices.
