Ferd Eiendom - Tiedemann’s Tobakksfabrikk
The factory area consisted of 8 buildings with a total area of about 45,000m2. Tobacco production was closed down in 2008. Most of the area has had a change of use and some of the buildings have been demolished. Consumption after production stopped was estimated at 11.8GWh. 40,000m2 of the building area has water based central heating with energy supplied by its own boiler house using oil-fired boilers.
AF Energi & Miljøteknikk carried out an energy saving analysis and 13 energy saving measures were implemented in the whole factory area between November 2008 and December 2009. Implementing these measures was a total contract worth NOK 5.8 million. We also acted as consultants for the installation of a new 2MW biofuel boiler.
In its analysis, AF Energi & Miljøteknikk guaranteed a saving of 5.3GWh and that the energy efficiency measures would pay for themselves in 2 years. This represents a total energy reduction of 45%. Measures that would pay for themselves quickly were prioritised, since the factory area will be developed into homes over a 3-12 year period.
The energy saving measure that brought the greatest savings in several buildings was demand control ventilation. Fans and frequency transformers were replaced and the network of ducting was rebuilt. Other energy saving measures carried out include an automatic energy monitoring system, a cleaning system for the water based central heating, automatic night reduction, automatic control of exterior heating cables, individual energy metering and frequency management of pumps.
By 2009 energy consumption was dropped below 5.5 GWh. That was 1 GWh less than was guaranteed in the energy analysis and gives a total energy reduction of over 50%.
